SoJo Self Storage facility aerial in South Jordan, Utah, orange-door steel buildings with the Wasatch range behind

SoJo Storage is a full-scope self-storage facility designed for the South Jordan submarket, one of the most competitive self-storage trade areas on the Wasatch Front.

South Jordan sits at the intersection of high household income, tight residential lot sizes, and the new-construction growth that the southwest Salt Lake Valley has produced over the last decade. Daybreak, the FrontRunner corridor, and the Mountain View / Bangerter spine all feed demand into the local self-storage comp set, and operators who win in this market do it on visibility, access, and operating efficiency, not on price.

SoJo Storage was designed for that competitive reality. Drive-up self-storage units across the site, with a unit mix engineered around the South Jordan market rent comps and the absorption curves that nearby facilities have hit at stabilization. Site visibility from the high-traffic corridor that the parcel sits on — branded storefront, monument signage, and circulation that reads from the road, not just from inside the gate.

Construction is pre-engineered metal building throughout. Galvanized structural steel frames engineered to the Salt Lake County seismic design category and the Wasatch Front snow and wind loads. 26-gauge A-panel walls, 24-gauge standing seam or 26-gauge R-panel roof. Doors are EP3 corrosion-proof spring storage roll-ups with the baked-on paint finish that travels with every Wasatch self-storage building.

Operational layout was the deciding design variable. Wide drive aisles for full-size moving trucks, generous turn radii for one-truck unloading, and gate-and-office positioning that lets the operator handle walk-in lease-up traffic without bottlenecking the existing tenant flow. SoJo Storage is built for a long operating life as a Class A drive-up self-storage facility in a market where the next competing supply is always being graded a mile down the road.
