EZ Storage is a single-level drive-up self-storage facility in Tooele, Utah, one of the most underbuilt storage markets along the broader Wasatch Front.

Tooele sits roughly 35 miles west of Salt Lake City, with the population growth profile of a Wasatch Front bedroom community and the storage supply profile of a town a decade behind on its building cycle. New residential construction in Tooele, Grantsville, and Stansbury Park has consistently outpaced new self-storage construction, and the trade area shows the absorption metrics to match. Operators who broke ground in Tooele between 2018 and 2024 hit stabilization fast, and the local lease-up curves stayed steeper than the broader Salt Lake County average through most of that window.

EZ Storage was designed to take that curve. Single-story drive-up self-storage throughout, which is the lowest cost-per-rentable-square-foot building type in self-storage and the format the Tooele market actually rents. Multi-story self-storage does not pencil here yet because land cost has not forced the geometry, and the project respects that: a horizontal footprint, generous drive aisles, and the unit mix the Tooele household demand profile produces.

Pre-engineered metal building construction across the site, with the steel package engineered to the Tooele County jurisdictional loads (heavier snow than the eastern valley floor, similar seismic exposure, comparable wind). 26-gauge A-panel walls, 24-gauge standing seam or 26-gauge R-panel roof, and a Galvalume substrate that resists corrosion under a baked-on paint finish built against peeling and fade. EP3 corrosion-proof springs on every roll-up door.

Cost-effective operation was a design driver from the first concept. Single-level self-storage construction means no elevator maintenance, no HVAC zoning, no interior corridors to light and clean. Every dollar of NOI goes a little further on a building like EZ Storage than it does on a comparably-sized multi-story facility, and that difference compounds across the operating life of the asset. For a market like Tooele that is still in its demand-discovery phase, simpler is the right answer.
